Term and Conditions
Read carefully so that neither side is faced with any surprises after booking. By confirming your booking in writing, you agree to accept our general terms and conditions.
Discover-Puglia acts solely as a booking agent. The letting contract is between the person renting the property and the property owner.
Discove-Puglia is contracted by the respective property owner to act as a local agent on their behalf.
Payments are accepted on behalf of the property owner.
Finally, a few notes and points to be aware of:
The occasional disruption of power, water and gas supplies may occur. The cost of oil and gas heating is considerably higher than in the UK.
At rural properties in particular, which are surrounded by greenery and nature, the occurrence of insects and small animals such as ants, spiders, geckos, flies, wasps, mosquitoes (particular near water) and mice etc., cannot be prevented.
Communal facilities, such as swimming pools and sports facilities, may only be used in accordance with local regulations.
Despite ongoing maintenance, signs of damp are quite common and normal, especially for properties situated by the sea, and particularly in regard to brickwork and plaster.
Properties are equipped according to the usual Italian standards. Devices and equipment specific to the UK coffee pots, filters and machines, cannot be guaranteed.
For properties with several apartments, heating is usually controlled centrally, meaning that heating times cannot be influenced.
All the properties we offer are privately owned and personally visited by us, many have been appreciated and recommended by regular visitors for years. All are located in scenic surroundings, yet all are completely unique in terms of the owner’s taste, design ideas and means. As a result, there is something to suite every taste!
We are very thorough and selective when adding properties: we ultimately only offer a small number of the houses viewed in order to provide the right quality for every price range. We specialise in offering holiday accommodation in exceptionally beautiful areas of Italy! As we know the context (e.g. the hosts), the landscape (e.g. the quality of the beaches and local areas), the sights and attractions, as well as the travel routes, we are in the position to answer all your questions openly and honestly.
Booking
Please book your accommodation in writing via our booking form. Upon receipt, you will receive a confirmation of your booking via e-mail with our bank details. Upon receipt of this, a deposit is payable, which is between 20% and 30% of the total rental cost (depending on the chosen property and the property owner). The balance is due no later than five weeks before commencement of the holiday or can be paid in cash or by credit card in person upon arrival, depending on the holiday property chosen. The conclusion of rental contracts by Discover-Puglia takes place on behalf of and at the request of the respective property owner or caretaker of the property. The contracting parties are the customer and the lessor/property owner in Italy.
Cancellation
Should the tenant need to cancel, they must convey this in writing. The date the cancellation notice is received is decisive. The cancellation costs are contractually agreed upon with the owner and will be transferred directly to the respective owner in the case of cancellation.
The cancellation fees are as follows
up to 60 days before arrival = 40% of the total rental price
59–42 days = 50%
41-22 days = 60%
21-15 days = 80%
14-8 days = 90%
For cancellations 7 days before arrival, or in the case of a no-show, 100% of the total rental price will be charged as a cancellation fee.
Tenant responsibilities
The tenant is obliged to treat the property and its inventory, as well as any communal facilities, with utmost care. They are obliged to compensate for any damage incurred during the rental period caused by themselves or by their guests. When determining occupancy, children, including toddlers, count as a person. The number of people per holiday home/apartment, if necessary supplemented by cots or additional beds, must not exceed the maximum number specified in the price chart. Persons not specified at the time of booking may be rejected by the lessor upon arrival. On arrival, the valid booking confirmation must be presented to the owner. Any pets must be registered before the start of the holiday rental.
Alterations to bookings
For minor changes in terms of travel dates and accommodation, we charge a €20 processing fee.
Liability
Parents are responsible for their children throughout their holiday stay and are responsible for their supervision outside of any arranged childcare hours. Questions regarding possible damage to the rental property are to be clarified directly with the owner and are not the responsibility of Discover-Puglia, which only provides an agency service.
Disclaimer
As agent, of Discover-Puglia is not liable for any compensation and/or price reduction claims arising from the rental agreement. In the case of shortcomings and complaints, the tenant must contact the lessor directly as their sole contractual partner. In such a case, Italian law and jurisdiction in Italy apply. Complaints raised after the end of the rental period will not be considered.
In case of force majeure (natural disasters, wars, strikes, etc.), the lessor reserves the right to terminate the rental agreement. Any rental payments made to the lessor directly or through the agent will be reimbursed by the lessor. Any further claims are excluded.
The use of the holiday property, including any associated outdoor facilities and the swimming pool, is at the tenant’s own risk: the owner accepts no liability in the case of accidents. Children must always be supervised by an adult, including use of the swimming pool. Parents are responsible for their children.
The property owners are not liable for losses due to burglary or theft, or of any items brought by the guest. This is particularly the case for valuable items kept by the guest at the property or left there. It is the customer’s responsibility, and in their own interest, to take out any relevant insurance. The guest is liable for any culpable damage caused to the property and/or to the inventory of the property by themselves, their fellow travellers and visitors to the property. All damage must be reported to the owner straight away. The owner has the right to terminate the contract without notice if the tenant breaches the conditions of the contract. In such a case, the rental price is forfeited.
Provision of current data/prices
We do not guarantee that the prices provided on this website are consistent with current prices. You will be informed should there be a discrepancy between an actual price and that stated on the website
5. Customers’ obligations
The customers must have valid identity documents.
6. Obligations of the agency
If a booking is not available, alternative vacations will be offered at customer’s request.
7. Protection of the Privacy
When you book a stay through the site, you have to give some essential personal information, such as the name, e-mail, address, telephone number. This information allows us to elaborate the booking of the service as well as to give information to the customer about the state of advancement of the booking or possible changes.
All personal data is confidential.
8. Liberatory
As it is allowed by the Italian law in force, the agency reject any explicit or implicit guarantee and the agency will not be responsible of any kind of damage consequent to the use of that site, included direct, indirect, accidental, punitive and consequential damages.
9. Obligatory communication according to the Law 269/98, Art. 16
Crimes of prostitution or juvenile pornography will be penalized with imprisonment according to Italian law, even if these crimes are made in foreign countries.
COMPLAINTS
The description of the properties are made in good faith. We cannot be held responsible for changes carried out by the owner of the property without noticing to us.
If the client has any complaint in the property, he/she should inform us on the arrival day and confirm it in writing within 24 hours.
Complaints will not be accepted unless this procedure is observed. Discover-Puglia reserves the right to verify, during the period of occupancy, the reasons of the complaint of the client, if necessary by inspecting the property. If the complaint is accepted, the client will be compensated by the owner in proportion to the extent of the sustained damage (up to a maximum of the rental price).
We will not accept as causes for complaint weather conditions, stings or presence of insects, lack of water or electricity, work in progress, etc., if these depend on state-run organisations.
Discover-Puglia properties are not hotels but private homes. Their equipment, furniture and characteristics reflect the local style, the taste of the owner and the Italian or local traditions (ex.: normally the coffee machine is the Italian espresso maker and not the electrical machine) and do not reflect the standard grading used by hotels. Therefore we will not consider these elements as a cause of complaint.
